Real Deal At Breakspear Park
Threadneedle, advised by Bray Fox Smith, has agreed a 10 year lease with 3D digital stereoscopic projection company RealD for 6,233 sq ft at Breakspear Park in Hemel Hempstead.
Real D develops the RealD 3D technology used for projecting films in stereoscopic 3D, using circularly polarized light. Recent films include Insurgent, The Spongebob Movie, Home and Mad Max: Fury Road.
RealD is paying £140,000 per annum, which equates to £22.46 per sq ft and has negotiated a tenant only break at 5 years. This is one of the first deals in the building since Threadneedle acquired Breakspear Park last year.
Originally developed as BP’s World Headquarters and set within 16 acres, Breakspear Park offers 90,000 sq ft of Grade A office accommodation. It is close to Junction 8 of the M1 and just over a mile from Hemel Hempstead town centre. The building provides an atrium reception, 24 hour security, on site restaurant plus Costa Coffee and 1,100 car parking spaces.
Bray Fox Smith originally provided a market report and tenant audit as part of Threadneedle’s acquisition and has since been retained as joint letting agent.
