Denso Signs Up For Breakspear Place
Columbia Threadneedle, advised by Bray Fox Smith, has agreed a deal with automotive supplier Denso for 8,744 sq ft at Breakspear Park in Hemel Hempstead.
Denso has signed a 10 year lease, with tenant only break in year 5, and 9 months rent free, for a suite of offices on the first floor of Breakspear Place at a rental of £19.50 psf.
Columbia Threadneedle have also completed a full refurbishment of a 76,500 sq ft self-contained wing within the building in the summer of this year and is now available at a quoting rent of £27.00 per sq ft.
Denso joins existing tenants Britvic, BAM, Boston Scientific and RealD at the Park which provides an atrium reception, 24 hour security, on site restaurant plus Costa Coffee and 1,100 car parking spaces.
Originally developed as BP’s World Headquarters and set within 16 acres, Breakspear Park is conveniently located just off junction 8 of the M1 and only 4 miles north of junction 21 of the M25. The towns of St Albans, Watford, Hatfield, Berkhampstead and Luton are nearby. Heathrow Airport is 26 miles away and Luton Airport 12 miles. Hemel Hempstead is well connected to the national railway network too, with frequent services to London Euston (from
26 minutes), Birmingham New Street, Manchester Piccadilly and Glasgow Central.
