Bray Fox Smith / Stimpsons Appointed On Croxley Green Business Park
Threadneedle has recently purchased Croxley Green Business Park in Watford, Hertfordshire. Bray Fox Smith and Stimpsons have been appointed as joint letting agents. Threadneedle acquired the Park in September.
Threadneedle are providing further investment into the Park to promote it as a premiere business location on the edge of London. It can provide various sizes of accommodation. This includes;
- A variety of suites from 1,500 sq ft through to 20,000 sq ft;
- A headquarters building of 59,000 to 79,000 sq ft or;
- Prelet opportunities from 80,000 to 200,000 sq ft.
Croxley Green Business Park, located on Hatters Lane, Watford comprises 450,000 sq ft of offices across nine buildings, and 190,000 sq ft of Hi-Tech Business space. The Park has undergone refurbishment since 2007 and this process will be stepped up by Threadneedle to provide high quality accommodation with on-site facilities to tenants and potential occupiers. Additionally, the Croxley Rail Link (http://www.croxleyraillink.com/) has been approved with opening scheduled for 2016. This new underground station will be at the entrance to the Park, giving much improved access to London and the whole region.
Paul Smith of Bray Fox Smith comments, “The recent office letting to Howdens in Building 8 (20,000 sq ft) on a 15 year lease term, demonstrates the Park’s ongoing success and appeal to occupiers. Howdens initially occupied a small suite and as they have grown, they have chosen to expand and remain committed to the Park. A further major corporate occupier is also in detailed discussion to acquire a core office facility of 20,000 sq ft. There is future potential to provide accommodation for up to 200,000 sq ft (pre let) and we are looking at
attracting new occupiers and taking the park to the next level.”
