Bray Fox Smith has been shortlisted for Deal of the Year (business impact category) for its disposal of 184 Shepherd’s Bush Road for Westerland Real Estate, the property arm of the company that owns Access Self Storage. The EG Awards will be presented on 12 December at the London Hilton on Park Lane.

Bray Fox Smith advised Westerland Real Estate on the off market pre-letting of the entire 115,000 sq ft building to customer science company dunnhumby in one of the biggest office deals in the buoyant west London office market in recent years.

Bray Fox Smith agreed a 15 year lease with dunnhumby at £39.50 per sq ft, with no breaks. The company is expected to move into their new HQ from Uxbridge Road, Ealing in Spring 2015.

Westerland Real Estate gained planning consent, listed building consent and change of use of the whole building, (which has been home to Access Self Storage for the past 23 years), from Class B8 (self-storage) to Class B1 (offices).

The sympathetic design retains the architectural and historical qualities of the pre-war listed building, whilst creating and additional 3 floors of contemporary offices contained within a striking ‘diagrid’ glazed roof structure.

The site was originally built as a motor garage service depot with showroom, constructed for the Ford Motor Company, in around 1916. It was taken over by Citroen in 1926 and used as a car showroom.
