The sale of 16 acres at Hindsland playing fields in Willingdon near Eastbourne has completed on behalf of University of Brighton for £4.45m.
The purchaser will pursue a residential led planning consent for c.180 homes.

Bray Fox Smith advised Taylor Wimpey on the acquisition of 50 acres of the former barracks that is consented for 430 houses.
Taylor Wimpey paid the Grainger/MoD jv £43m for the land.

Bray Fox Smith recently acted on behalf of The Diamond Corporation in acquiring off market the freehold interest in 7 Bath Rd, Slough for £8.5m. The building measures 39,640 sq ft and is let to Oracle Corporation until March 2021 at an annual rent of £1,232,941.
The building benefits from a Permitted Development consent to convert to residential which Diamond Corporation intend to implement once the tenant vacates.

Bray Fox Smith advised Portland Capital and Blue Coast Capital on the £13.8m purchase of this 2.33 acre business park.
The park will be repositioned as a student accommodation led mixed-use redevelopment.
Former Aircraft Manufacturing Site, Sunbury-on-Thames
Bray Fox Smith has advised Fairview Homes on the purchase of a 2.07 acre site in Sunbury-on-Thames in Middlesex for £5.5m. The former Page Aerospace site is only 300 metres from the River Thames and provides Fairview with a rare freehold opportunity and redevelopment potential.
Furze Platt, Maidenhead
Bray Fox Smith bought this 7.5 acre site on behalf of Ashill Developments for £6m and subsequently sold to Barratt Homes with the benefit of planning permission for residential redevelopment consisting of 84 private units and 32 affordable – 116 units in total.
Wyeth Laboratories Site, Taplow
This 11 acre site, less than 1 mile from junction 7 of the M4, was formerly the HQ of Wyeth Laboratories before its takeover by Pfizer.
Bray Fox Smith advised Exton Estates and Scottish Widows Investment Partnership (SWIP) on the £6m purchase, the proposed development can accommodate 52 houses and 100,000 sq ft of offices.
3 acres out of the 11 acres were subsequently sold to Taylor Wimpey recouping 87% of the total purchase price.

Bray Fox Smith acted on behalf of Weston Homes on the £2.3m purchase of this former office building for conversion of the upper parts to 23 two bedroom apartments.
They purchased the consented scheme from Hansteen. Contract exchanged in 14 days.
Majestic House, Staines
Bray Fox Smith advised Mercer and Melford Capital on the £10m purchase of this prime town centre mixed-use site. The 2 acre site has planning consent for nearly 430,000 sq ft of residential, office, hotel and leisure uses.
The site was sold on to London Square for £21m.
Bicester Community Hospital, Bicester
On behalf of Kajima UK, Bray Fox Smith were instructed to sell a 1 acre site with planning consent for 14 houses. The land was surplus following the construction of a new hospital.
Globe House, Maidenhead
Bray Fox Smith worked with investment fund AEW to ‘buy’ this 30,000 sq ft building, and structured a deal whereby the tenant, SDL, surrendered its lease to move to another AEW property.
Prior to exchange Bray Fox Smith secured a £6m deal to simultaneously sell to a developer to carry out a residential conversion of Globe House and avoided double stamp duty.

Bray Fox Smith advised St Congar and Europa Capital on the £7m purchase of this 50 acre brownfield site in the heart of Buckinghamshire.
