BrayFoxSmith, a New Firm of Commercial Surveyors
Bray Fox Smith is a new firm of commercial surveyors set up by Paul Smith, Pat Fox and Rob Bray. They will be specialising in all aspects of office and industrial agency from west end of London out to the M25, the Home Counties and beyond. All the partners have between 15 and 20 years experience having worked for some of the largest names in the market and have excellent track records in disposing of and acquiring both leasehold and freehold office and industrial properties.
Paul Smith comments: “One of the important factors in achieving results, other than experience is time. As a small firm we intend to be very fleet footed to allow us to dedicate time to each project to get results for our clients.” For example Bray Fox Smith has been instructed by IVG to advise them on the remarketing of their headquarters office building at Capability Green, Luton. The building has been let for some time to the giant brewing company, InBev and their lease was due to come to an end in March 2010. Bray Fox Smith have, jointly with Savills, let them the ground floor of the office building, and have negotiated to keep their sub tenants, namely Northgate Solutions and Bay Restaurants in the 2nd floor on new leases from the landlord. This leaves a single office floor of approximately 25,000 out of the 80,000 sq ft headquarters building available to let from the summer 2010, once the refurbishment has taken place.
BFS have set up an interactive website that allows any occupier to search the various property databases to find alternative office or industrial accommodation should they have an imminent lease break or expiry.
