Threadneedle Achieves Record Rents For Wimbledon
Threadneedle Investments, advised by Bray Fox Smith, has secured lettings with Coty, URS and ODE at St Georges House in Wimbledon following a comprehensive refurbishment programme. The deals have set new record rents for the Wimbledon area of circa £40.00 per sq ft and only one floor of 13,158 sq ft remains.
Richard Harding of Bray Fox Smith comments, “Threadneedle bought this 81,000 sq ft building in 2009 and appointed ourselves and CBRE to advise and formally market the building”.
“When the 4th floor became vacant there was an opportunity to comprehensively refurbish and re-position the building. Having generated strong interest from the market – a deal was agreed with Coty, who were an existing tenant in the building and took a lease on the 4th floor as well as re-gearing their existing lease on the 5th, 6th and 7th floors. Subsequently the ground, 2nd and 3rd floors have been let to URS and ODE comprising over 30,000 sq ft in total.”
