Record Rent At Breakspear Park
Threadneedle Investments, advised by Bray Fox Smith, has secured their first letting since purchasing the building in April 2014, to Soliton IT Ltd. NComputing surrendered the remainder of their lease which was then let simultaneously to Soliton.
Soliton IT Limited, a leading provider of Workflow Management, Speech Recognition, Digital Dictation and Radiology Information Systems agreed a 10 year lease with a tenant only break, on 1,595 sq ft of offices on the ground floor plus 78 sq ft storage space. They are paying a rental of £36,472 per annum, which equates to £22.50 per sq ft for the offices, which is the highest rent achieved in the building and £7.50 per sq ft for the storage.
Paul Smith comments “Soliton were formerly tenants in the Regus Centre, housed within Breakspear Park, but having outgrown their serviced offices were fortunate to be able to move within the park to a larger, more permanent solution- this shows the ‘incubator’ system can work.”
Breakspear Park is an iconic building, formally the headquarters of BP, it is immediately visible as at J8 of the M1. Hemel Hempstead town centre is only 1.5 miles from Breakspear Park. It is set within a 16 acre landscaped site with just over 1,000 parking spaces. Breakspear Park offers high quality offices with a full height atrium, a 150 seat restaurant and an onsite Costa Coffee. Immediately adjacent are a Holiday Inn hotel and Marks & Spencer Simply Food.
