Refurbishment At Link House Watford
Columbia Threadneedle Investments (Threadneedle), advised by Bray Fox Smith, has announced a further letting to Wickes of 15,260 sq ft at Link House in Watford. The whole complex of 43,00sq ft is now fully let.
Wickes signed for 27,000 sq ft in 2013 at a rental of £455,000 per annum or £16.85 per sq ft. Columbia Threadneedle then commenced the refurbishment of the remaining 15,260 sq ft, which was completed earlier this year. Wickes has taken the remaining space on a lease running until January 2029 at a rental of £21 per sq ft. The company has also re-geared its original lease to run until December 2028.
Paul Smith of Bray Fox Smith comments, “Columbia Threadneedle has owned Link House since 1997 and it has a fantastic record of attracting household names, in part due to its close proximity to Junction 5 of the M1 and the fact it is only a 10 minute walk to Watford Junction train station. The refurbished space was one of the only available self-contained HQ opportunities in Watford and generated a great deal of interest, however we are delighted that Wickes has chosen to expand its operations at Link House.”
