Kodak Snaps Up Space At Croxley Green Business Park
Camera company Kodak is relocating its headquarters to Threadneedle Investments’ Croxley Green Business Park, Watford. Kodak has signed a 10-year lease with a five-year break clause for the entire first floor of Building 8 comprising 19,906 sq ft.
Phil Ball, Kodak managing director, said: “This is a positive step forward for Kodak, our on-going commitment in the UK will provide a tremendous opportunity to bring everyone together under one roof.”
Rob Flavelle, asset manager at Threadneedle, said: “The location is due to be further enhanced by a new station close to the park’s entrance with a direct tube link to the Metropolitan line.”
Paul Smith of Bray Fox Smith, joint agents on the Park with Stimpsons comments, “Kodak are a major corporate occupier and will be a huge asset to the Park. Howdens also recently took a 15 year lease on 20,000 sq ft in Building 8 and this latest letting demonstrates Croxley Green’s ongoing success and appeal to occupiers. There is future potential to provide accommodation for up to 150,000 sq ft (pre let) and we are looking at attracting new occupiers and taking the park to the next level.”
Threadneedle acquired Croxley Green Business Park in September 2013 and are investing in the Park to promote it as a premiere business location on the edge of London. It can provide various sizes of accommodation:
– A variety of suites from 1,500 sq ft through to 20,000 sq ft;
– A headquarters building of 59,000 to 79,000 sq ft or;
– Pre-let opportunities from 80,000 to 150,000 sq ft.
Croxley Green Business Park, located on Hatters Lane, Watford comprises 450,000 sq ft of offices across nine buildings, and 190,000 sq ft of Hi-Tech Business space. The Park has undergone refurbishment since 2007 and this process will be stepped up by Threadneedle to provide high quality accommodation with on-site facilities to tenants and potential occupiers. Additionally, the Croxley Rail Link (http://www.croxleyraillink.com/) has been approved with opening scheduled for 2016. This new underground station will be at the entrance to the Park, giving much improved access to London and the whole region.
