Occupier booster for Thames Valley offices
The Thames Valley office market has been given a shot in the arm with news that Allergan, the US pharmaceutical company, has circulated a requirement for a new headquarters in the region.
It is understood that the company, which is currently based in Marlow International in Marlow is looking for pre-let development opportunities for between 150-180,000 sq ft of office space in the Slough, Reading, Uxbridge, High Wycombe and Bracknell area.
Richard Harding, a partner at Bray Fox Smith, confirmed that this is one of a number of large requirements looking for headquarter offices in The Thames Valley, the most notable being SAP who is rumoured to be looking at 200,000 sq ft in Bracknell, Huawei who is looking for over 100,000 sq ft plus in Reading and ING who is seeking 70,000 sq ft also in the Reading area.
On a smaller scale Toys R Us is seeking 40,000 sq ft in the Maidenhead area and Cameron Oil are seeking 50,000 sq ft from Heathrow to Chertsey.
While take up for the Thames Valley was disappointing in Q1, if these larger requirements are satisfied it will further restrict the supply of grade A headquarter office buildings in the Thames Valley.
